Terms of Service

1. Overview

Sorat Agency (“we,” “us,” or “our”) provides custom website design, build, and maintenance services for real estate professionals. These Terms of Service (“Terms”) govern your use of our website at soratagency.com and our services. By requesting a website, purchasing a website, or using our services, you agree to these Terms.

2. Services

We design and build custom websites tailored to real estate professionals. Depending on the agreed project scope, a website may include IDX/MLS property search, lead capture forms, a private admin page, a mortgage calculator, listings, contact and about pages, and other requested real estate tools. Our services also include hosting setup, ongoing maintenance, basic edits, and support as described on our site.

IDX/MLS access and certain requested integrations may require client eligibility, approval, credentials, data access, or fees charged by an MLS, IDX provider, or other outside service. Availability and final functionality depend on the agreed scope and the requirements and continued availability of those services.

3. Fees and Payment

A one-time build fee of $395 is due to launch the site. New real estate agents receive a 50% discount, so their build fee is $197; the discount applies to the one-time build fee only and may be changed or withdrawn at any time. After launch, an ongoing maintenance and basic edits fee of $30 per month applies. Fees are non-refundable unless otherwise agreed in writing. Work begins after the project scope and payment terms are agreed.

4. Client Responsibilities

You agree to provide accurate information, branding materials, listing content, and any other materials we reasonably request to complete your website. You are responsible for ensuring you have the right to use any content you provide and for maintaining any licenses, memberships, approvals, credentials, or third-party fees needed for IDX/MLS data and requested integrations.

5. Intellectual Property

Upon full payment, we grant you a license to use the custom website we build for you. You retain ownership of your original content, logos, and branding materials. We retain ownership of any pre-existing design components, tools, or code we use across multiple projects.

6. Limitation of Liability

Our liability is limited to the amount you paid us in the 12 months preceding the claim. We are not liable for indirect, incidental, or consequential damages arising from your use of our services or website.

7. Termination

You may cancel the monthly maintenance plan at any time with no long-term contract. If payment is not received, we may suspend or terminate hosting and maintenance services. Either party may terminate the relationship for material breach.

8. Governing Law

These Terms are governed by the laws of the State of California, USA, without regard to conflict-of-law principles.

9. Changes to These Terms

We may update these Terms from time to time. The updated version will be posted on this page with a revised effective date. Continued use of our services after changes constitutes acceptance of the updated Terms.
